Know Your MLS Rules


Just a reminder that the Association doesn't want to issue MLS penalties, but is required to do so when rules are violated. We strongly prefer that all members abide by the MLS Rules and never get fined!! Please keep some of these fundamental rules in mind when listing & selling property......

  • You MUST have seller signatures on documents prior to entering anything in the MLS system (must have a signed listing agreement if you plan to market the property in the MLS, must have signed price changes before entering them into the MLS, etc)...

  • You MUST enter listings and changes into the MLS within 24 hours (except weekends, holidays and postal holidays) of obtaining seller signatures...

  • You MUST submit to the Association "Seller Acknowledgement - Waiver of MLS Benefits" form signed by the seller to withhold the listing from MLS within 5 days of the listing date, or else input the new listing within 24 hours.....

  • You MUST not put personal contact info in the Public Remarks section, it is limited to the description of the property......

  • You MUST not put web links into the Public Remarks section.....

  • You MUST include a photo for all property types within 5 business days of listing input, including comps......

  • You MUST not manipulate listing data, do not change the status of a listing and then reactivate to make the listing appear new. A listing number may only be changed with the execution of a new listing agreement by a new office or the execution of a new listing agreement by the same brokerage dated at least 30 days after the expiration or withdrawal of the prior agreement....

  • You MUST report any status changes, including sales, within 24 hours after the occurrence....

  • You MUST not advertise another listing broker's listing without prior consent....

  • You MUST place a lockbox on every residential listing unless seller signed stating NO lockbox whatsoever may be installed.....
