Changes Coming to How Days on Market are Calculated

Beginning Thursday, April 28th, Flex began subtracting days off market from days on market (DOM). When a listing is in an off market status, such as:

  • Withdraw Listing (Temporary)

  • Pend Listing (Under Contract)

  • Expired

Those days while in the off market status will be subtracted from days on market. For example: a property goes Pend (Under Contract) after 5 days on market. Things end up falling through 21 days later and the listing goes back active. The days on market will show 5. Days on market will continue to accrue while a listing is in any of the following on market statuses:

  • Active

  • Pending, Taking Backups

For example: a property goes Pending, Taking Backups after 11 days on the market. Days on market continue to accrue as the listing is active within Flexmls, it is being actively marketed and is being syndicated to third party websites. Closing takes a little longer than expected and closes after 143 days. Days on market will show 154 days. At any time you move a listing from an on market status to an off market status those off market days will be subtracted from total days on market. This is the same for Cumulative Days on Market (CDOM) off market days are subtracted from Days on Market. If you have any questions, please let me know.
